Stough Group's Lockefield Commons Limited Partnership assembled a 5.2-acre parcel at the intersection of 10th Street and Indiana Avenue, just north of Indianapolis' central business district. More than 40 properties were consolidated.

The development is located immediately adjacent to the IUPUI campus and Wishard Medical Center, partially within the Lockefield Gardens Historic District. The design provided for a 22,000 SF retail strip and four outlots.

Quality and Location Keys to Success

The Lockefield Commons retail strip includes a single 10,000 SF anchor space. The remaining 12,000 SF is subdivided into eight B spaces of varying sizes. Tenants are primarily restaurants. Due to the following factors, the strip has enjoyed enormous success since opening in 1995:
• attractive and durable building materials
• rigorous tenant signage requirements
• high traffic, high visibility location within an area of intense growth and development
