Why Care About Collection Center Roofs?

A leaking roof can close you down in an instant. Here's how to take care of what's keeping you dry — and solvent.

Many plasma center roofs are 30 years old or older – which makes them ticking time bombs.

If not sealed properly, the flat tin piece at the top of a wall can leak within a year of installation.

1. Old roofs cause problems

Eventually, roofs older than 30 years will have to be replaced. It always makes sense to replace them BEFORE they create expensive problems.

 Roofs—especially old ones not regularly inspected—leak. And leaks can cause huge problems: stains on acoustic ceilings; damage that can cause the FDA to say, “fix it now or shut down.” This can have a catastrophic impact on your regulatory rating.

Top wall copings are almost always installed improperly and can leak, along with roofs proper. That’s why our construction teams pay special attention to top walls.

You can tell a coping is leaking if paint is peeling off an exterior wall, looks bubbled or has streaks going down it.

2. Stopping leaks before they do damage

Take “roofs” off your worry list! Stough will gladly inspect your roof on a regular basis and make necessary repairs. When we come out, we will look for:

  • Signs of ponding water, which can create leaks by causing the roofing material to deteriorate.
  • Leaves, debris or garbage around the downspout/scupper boxes: depending on your location and your neighbors, debris can damage scupper boxes or close them up, causing a backup of rainwater. Scupper box failures were involved in several Walmart roof collapses in Iowa and Oklahoma over the past few years.
  • Leaks around penetrations on the roof. Pipes, HVAC entry points and other penetrations should all be protected with flashings. These used to be composed of metal and solder, but are now often done with tape and glue. Water can travel 50 feet once it enters via a penetration, wreaking havoc far from the source of entry.
  • Cuts, leaks or water anywhere it should not be. The envelope of your building is designed to keep out moisture, but when it gets in, it can be more destructive—more quickly—than any other force.

3. When it’s time to replace

We can help you determine what type will work best for your building: four-ply tar, ballasted membrane, adhered, sloped tin or sloped asphalt.
